Buying a Home With Green Waves Realty
Green Waves agents make finding your perfect home as important to them as it is to you. We build a personal relationship with our clients and help them navigate the complexities of the San Diego real estate market with skill and ease.
The first step in the process is to get pre-approved for a loan with a competitive lender. We have mortgage brokers we can refer you to who will help you learn what you can afford, choose the best loan terms for your situation, and help you secure that financing. Of course if you are already working with a lender, you’re one step ahead and we can start searching for properties for you.
Once you’re pre-approved for a loan and know the price range you are looking for, your Green Waves agent will work with you to set up search criteria for your new home. We will search as broadly or narrowly as you prefer. We then email new listings to you as often as you would like. We can send them immediately as they are listed or in batches once a week. We usually send our batch emails on Friday afternoon so you are ready to go look at open houses on Sunday.

Now that your search is in high gear your Green Waves agent can be as involved with your home visits as you want. Some clients prefer to see homes the first time on their own or with their family. Others prefer to have their agent with them all the time to answer any questions on the spot. However you would like this relationship to work best is how we will accommodate you.
Once you find that perfect place, it’s time to structure a winning offer. San Diego’s real estate market has been very competitive in recent years with many homes seeing multiple bids and selling well over the asking price. In such situations, emotions run high and judgment can be impaired. Your Green Waves agent is there to be your voice of reason. We cannot tell you exactly what the home will sell for. With other bidders, that would be impossible to guess. What we can do is give you all of the hard information you need such as market comparables, to make your decision on offer price a little easier.
Throughout the offer process, we will advise you and coach you on the various components of the purchase offer that you have to negotiate with. We will facilitate all communication with the listing agent and ensure that your bid is as professionally presented as it can be.
Once your offer is accepted, there is more work to be done. Depending on the agreed upon terms of the purchase offer, inspections may need to be scheduled, lender conditions need to be met, and other contingencies need to be met and removed. Your Green Waves agent will guide you through this entire process and ensure your are working with the best professionals throughout.
Once the deal is closed and you are handed the keys to your new home, we become your introduction to green remodeling if there are projects you would like to do.
